I recommend this video to the state of Kansas.

My first Panic show was at Millett when it was already a shithole…. 25 years ago this April.

Sadly that was their last trip to Oxford (and the only show I saw with Mikey).

Simon & Garfunkel at Millett in 1969. The first public performance of Bridge Over Troubled Waters.

Is it fair to say you were bouncing round the room?

I prefer Hilton. Hampton Inn Oxford is my home away from home. (Yes I am ignoring the jab).

Within the Hilton chain I have an affinity for Embassy Suites. Home2 Suites are nice as are Tru.

After Hilton, I prefer Drury. Then if I am slumming  Holiday Inn Express. Although I do love Holiday Inn Express cinnamon rolls.

It’s not my place because unlike you, I have a degree in adult films and a minor in horse racing and you have three degrees, but honestly, why don’t you just buy a place in Oxford? No one visits more than you do. An apartment or the like. Old house to fix up. A lover’s pad at the Knolls. I don’t care, but something you could stay at and then rent to ur kid for free or students for charge, or hell, alumni in good standing on the account you have good toilet paper and quality water pressure. Actually, come to think of it…

Why isn’t there a HawkTalk suite of condos? Shit, I stayed in them at Notre Dame when we played them and it was glorious. Football alumni funded condos. The best! Anyhow, Hampton Suites is where you get bed bugs. My way is the win. Let’s make it happen.

I was there. Amazing performance of BOTW. Crowd of 9,000+ went crazy.

Unfortunately we thought of that too late. If we could do it over we would probably have bought a house in Oxford while she is there but she is now a junior and likely 1st semester next year will be in Luxembourg. Now the next house we buy will be in the South Carolina. Assuming I get through what I am going through.

I like your plan and I think it will happen.

We will see. I have a tough road ahead of me.

I mean I was … but moreso at Riverbend for Phish the prior September. I’m not the world’s biggest phish fan (this was my only concert), but it was Fkn wild. Weather delay. Mud slides. All the things.

FWIW buying houses in Oxford isn’t easy, the rentability is so strong that the price you pay for a beat up house is very high. 10-12x rent or more. If you try and leverage these purchases you have a low single digit return or worse. Mostly cash buyers dominate the rental market.

There are fixer up opportunities, but again you need a lot of cash to spend and you need someone on site to manage the development. Then you also need a good property mgr.

I would look to represent an Italian company in the U.S., or work for one in Italy. You could try, but the U.S. Embassy is likely not viable: the professional positions are staffed by foreign service officers and civil service personnel. Most other jobs are held by Italians.

You could go work at the PX in Aviano!
