The old 45 location had some work going on last fall when I was there for the Toledo game, no idea about The Hatch downstairs.
Glad that the bookstore is getting developed into something, that land is too close to campus to stay empty. Uptown student housing prices were already ridiculous from 2012-16, imagine it’s only gotten worse.
Jack’s Corner was 1 block further west…at the corner of High & Main. It was torn down and became a Wendy’s when I was in school (81-85). Another building has since been constructed on that site.
Fun fact…the side of the old Follett’s building that faces Poplar St used to house a Dairy Queen. I spent many nights after Little League games there slurping down a Mr. Misty!

It housed a laundromat next to the Dairy Queen. That took some of the hurt out of doing laundry 
How in the world does a DQ fail in a college town?
I believe there was a Baskin Robbins uptown in the late 80s.
Was there an issue of an underground gas storage tank that would need to be removed ( expensive),or was that a different building tear down? ( from a former gas station).
There was a BR in town…right around where Steinkeller’s is now. I worked there for 7 years (through Talawanda & Miami). It was a great place! I remember we would stay open late whenever Rocky Horror Picture Show had a midnight showing. Some interesting costumes would walk in around 2:00 am!! And, yes, one of the issues with demolishing the Follett’s property was the existence of old gas tanks from a former car dealership at that location. The soil was/is contaminated and no one wanted to pay for the remediation.

The tanks were taken out a few years back I believe but it was one of the hurdles that stopped the demo process until it was completed

The location used to be a great bar called The Boar’s Head until it closed and Folletts moved from across the street (The Campus Center) to take it over. Many terrific bands played The Boar’s Head and I remember seeing some hit a national audience eventually. Surely I cannot be the only one on this board who remembered that era?!

Yep, Proschel’s Dairy Queen occupied the spot on Poplar where Folletts facade curves inward. The DQ also moved across from the location across the street next to Bagel & Deli before that. Much later someone tried operating a DQ out on College Corner Pike, but it lacked a walk-up clientele and couldn’t make it work. Man, I’d love a Dilly Bar right about now.

Ah, you’re right. It was at the corner where they build the Wendy’s.
A Centerville band. Centerville’s Freddy Meyer was their drummer. He later moved to France, had a talk show and a brief relationship with Bridget Bardot.
Ivan and the Sabers (1960s Band)
- Started in 1960 by high school students in Centerville, Ohio.
- Led by guitarist Dale “Ivan” Browne.
- Opened for the Rolling Stones at Hara Arena in Dayton, Ohio, on their first American tour in November 1964.
- Transitioned through instrumental rock, garage rock, and psychedelic genres over the decade. [1, 2, 3, 4]
When they morphed into Oxford’s Ivan & The Sabers and eventually the Lemonpipers, it was basically Ivan with The Bandits.
